When Resident wants to vacate their home, it’s important that they follow the correct steps in making the move-out process as smooth as possible.

The move-out process begins with the resident submitting a 30-day notice, which can be done in our office or through your Resident Portal. Once the notice is received by our leasing department, the resident will receive a confirmation letter with further details.

Approximately 1-2 weeks prior to vacating their home, the resident is encouraged to schedule a pre-move-out inspection with the property supervisor. The pre-move-out inspection consists of the supervisor inspecting the home for potential items that can be deducted from the resident’s security deposit. The resident is notified of these items and are given the opportunity to cure those items prior to moving out in an effort to get as much of their security deposit returned to them as possible.

On the last day of tenancy, the resident is required to return ALL keys – including the mailbox key. For your convenience, you can even simply leave the keys on the kitchen counter & just text, call or email that you have left them there and are moved out! The resident’s account should also be cleared of any charges at this time – so please make certain that you have paid off any charges or fees so they will not remain on your record.

Once the resident has vacated, the property supervisor will visit the home to conduct a final inspection to confirm that the property is in the same clean condition as it was when the resident took possession. The supervisor will take detailed notes, as well as numerous photos, to reflect the condition of the unit (this is also done during the move-in inspection to document the condition of the unit upon the tenant’s move-in.) If there is no cleaning or repairs needed, then a full refund of the security deposit will be mailed out promptly. However, if there are repairs that need to be made beyond the normal wear and tear of a home, the resident is then sent an itemized closing statement – supported by copies of invoices – showing the repairs that were done along with their corresponding charges. The resident will receive this information within 21 days from the day all keys were returned, as well as a refund of the remaining deposit.
